Start with the assessment you need

Describe the property, roof material if known, where the problem appears and when you noticed it. Share photographs taken from a safe location and any earlier inspection or repair paperwork. Ask the contractor to explain what the assessment will cover, whether it has a charge and what written findings you will receive.

A visible stain does not tell you the full repair scope. Ask the roofer to identify the condition found and explain why the proposal addresses it. If replacement is recommended, request the reasoning and ask whether a repair option was assessed. A directory comparison cannot decide the condition of an individual roof.

Compare repair and replacement proposals on separate terms

For a repair, ask which area and components are included, how the contractor will check the completed work and which nearby defects remain outside the price. Establish whether temporary protection is part of the visit or a separate task. Keep the assessment, temporary work and permanent work identifiable in the proposal.

For replacement, request the roof area, removal and disposal, proposed materials, flashing work, ventilation work if proposed, property protection and cleanup. Ask how concealed decking or other unexpected work will be documented and priced before you authorize it. Compare product warranty terms and workmanship terms separately, including exclusions and the process for raising a concern.

  • What finding supports this recommendation?
  • What work is included, excluded or provisional?
  • How will additional work be agreed and documented?
  • What completion checks and warranty paperwork will I receive?

Match the contractor to the building and roof system

The category includes different service models. Don Kennedy Roofing publishes repair, inspection, replacement and gutter services. Maxwell Roofing & Sheet Metal focuses on commercial construction, replacement or recover work, service and maintenance. Those published distinctions help you frame a first call; they do not establish that a company accepts every roof type or project.

Commercial owners should describe the roof system, building use, access restrictions and maintenance history. Commercial Roofing Rana’s Nashville page lists coatings and metal retrofit alongside repair and replacement; Empire Roofing describes commercial and industrial systems and preventative maintenance. Ask which approach is appropriate after inspection, how business operations are affected and what continuing inspections cost.

Keep gutter work and storm documentation clear

A roofing enquiry can also involve water drainage or storm damage, so ask which trade and scope the quote covers. Gutterman of TN lists gutters, guards and roofing. Green Star lists residential and commercial roofing installation and storm-damage repair. A combined project should still state the roof work, gutters, downspouts and cleanup separately enough to compare.

If storm documentation is offered, ask what photographs, inspection notes and temporary protection are included. ROOFWORX publishes storm-damage assessment and repair services. Confirm the contractor’s role and the insurer’s requirements directly; a contractor’s published service list does not establish insurance coverage, claim approval or a final out-of-pocket amount.

Use the same brief when contacting your shortlist

Send each company the same property description and ask it to confirm service area, roof type, scheduling and the assessment fee before a visit. Request current credentials and insurance relevant to your job directly. Keep written quotes and clarify changes before work starts. The directory’s source check and an owner-confirmed listing are different from a job-specific inspection or endorsement.
